Through the stages of the buying process our services include:
- Offer you a portfolio of properties to chose from by allowing you to use different criteria in the search process – to search use the link “Property search”. If you are looking for something specific that you cannot find by using our search engine we are ready to help. Just contact us.
- Travel arrangements for your viewing or buying trip, including flight and hotel bookings, accommodation and car rental – we provide accommodation and car ourselves(read further). When asked to help with travel arrangements we aim to offer our clients airlines and hotels which have one of the most reasonable prices.
- Meeting you in the Bulgarian Capital Sofia at the airport, or any other point of entry or preferred location in the country.
- Warm welcome and making you familiar with the area you have chosen property in. Legal guidance and explanation of the steps and the aspects of buying a property in Bulgaria.
- Taking you on a viewing trip or trips (if you decide to view more than one property) with our own chauffeur driven car. Negotiating the best price with the owner of the property.
- Research on the property through the local court register (check for mortgages etc, done by our lawyer) Conducting property inspection by independent authorized property inspector.
- Preparation of a preliminary agreement if you decide to buy – obligatory part of the buying process The agreement is translated before the client by an independent sworn in translator. One important thing that has to be taken into consideration, when buying a property in Bulgaria is the current relevant law. In Bulgaria foreign citizens can directly acquire buildings and premises within a building, but not land. Indirectly however - absolutely in order with the law - foreign natural persons and legal entities can acquire any type of real estate, including land, by registering a Bulgarian company to act as acquirer. A company that can be owned 100% by the foreign investors(citizens) in which they are sole directors and beneficiaries. That company can then buy and own both, the building and the land - this is how a foreign citizen can have freehold a house with garden for example. This is not however the case if you decide to buy a flat in a block of flats or in a housing complex. There is no need of company incorporation, and you, as a foreign individual can buy and own the apartment, as you are not buying any land.
- Language assistance in a Bulgarian bank (a bank of your choice, or recommended by us) to open personal and company accounts - if needed, as in most banks there is English speaking staff.
- Registration of the company with the tax and the national companies register.
- Preparation of the official purchase agreement. Signing and stamping the agreement and the deeds by authorized and licensed Notary.
- Registration of the deeds with the local court with the name of the buyer’s company as the new owner of the property.
- Registration of your company with the local council tax authorities, as the new owner. Company book-keeping, accounting & tax administration servicing.
- Provide information on mortgage arrangements and finance.
After - sale services and assistance (if needed)
- Transport, moving and storage arrangements
- Building, refurbishing and home improvement.
- Property management and rental
Fees and commissions
- No commission for the new developments(complexes) - stated where applicable
- Commission 3 % of the property price -applicable to all properties, apart from the cases stated above.
- Advice and consultancy – free
- Preparation of the agreement, including translator services – included in the commission.
- Company, tax, and national statistics registration, including the stamp fee – 480 Euros.
- Viewing – 55 Euros per viewing day/trip/ (includes a chauffeur driven car and an English speaking agent). In one viewing day/trip/, depending on the distance, several properties can be seen.
- Accommodation provided by us – one month flat rental 200 Euros, including bills. The rental period could be shorter – additional information about size, condition and location of the flat can be provided on request.
- Fees for after-sale services such as refurbishing, home improvement, etc. are negotiable – depending on the required work, location, suppliers, etc. After-sale consultancy is free.
